owner wants to place a storage area on common area near the unit

In Florida that would be considered a material alteration to common property and would require membership approval.  In addition, there could be another issue with it re a portion of common property now being reserved for the exclusive use of one unit owner.  That in of itself may make it wholly impermissible.

My association in Ohio would not permit it. Nothing private can be placed on common grounds.

Would not be allowed in my HOA.  Only exception may be if the resident had a disability and needed storage for mobility equipment they can't get into the home due to accessibility issues.

 

even if you were to allow it for a fee, what happens when the next person wants one and then the next?
